My dog always refuses to step foot on this property…what’s wrong with him?

So my grandma has lived on the beach since 1997. She’s literally about 100 yards away from the water. Anyway, there is this vacant property (no house, just dunes overgrown with shrubs and grass) one house down from my grandma’s (Grandma’s House—Random House—Vacant Lot) which my dog just *refuses* to go near. He used to sniff around it several years ago when I would walk him, but in the past 5 years or so he won’t dare step foot on it. He’ll walk on the street right next to the grass line, but when I try to tug on his leash and pull him onto the property (owned by no one, except maybe a realty company), he will just dig his claws into the asphalt and brace himself against my tugs–even when he had a choke/pinch collar he wouldn’t budge!
I don’t know what it is with that property, because he’s fine everywhere else. Maybe there’s a presence there or something…who knows?
Although 7 years ago the tv on the 3rd floor of grandma’s house would always turn itself on sporadically after I got home from school. It’s stopped doing that, but my grandpa says it’s due to wiring or the cable signal or something. I don’t know if these two are related, but if any of y’all have anything to contribute, I would be most appreciative.

Animals have higher senses then humans do. It may not be that there is presence there but instead that he can see or smell something that you can not. it doesn’t have to be paranormal it could be something as simple as a smell he doesn’t like or a sound or even a memory that he associated with the property. Or it could be paranormal though that would be my very last explanation.
